SAN ANTONIO -- The hottest addresses in San Antonio have to be along the booming Broadway Corridor. With an estimated 1,500 new residents moving into the area this spring we thought you'd like an inside view of what some of these new residences look like.
12welve 2wenty1 Broadway
Let's start off our tour at 12welve 2wenty1, a hot address that is kissed by the San Antonio River. For years the iron bones of this structure lay bare and abandoned at the intersection of Broadway, I-37 and I-35. But take a look at it now. It's an industrial haven of homes modeled perfectly for the urban lifestyle. Polished concrete floors—and for the most part raw concrete walls and 10 1/2-feet ceilings — keep the lines clean and the palette promising. Leasing agent, Victoria Haring, calls it an "urban compound" in a "cultural arts district." Club house and gym views overlook the downtown San Antonio skyline, the San Antonio River and the San Antonio Museum of Art.
Less than two years old, 12welve 2wenty1's 307 units range from studios at $710 to 2 bedroom units at $2,500. Assigned parking for each bedroom with guest parking on the fifth floor and along the streets, where you'll also find a dog park. There are plans to develop a community garden for residents lucky enough to inhabit 12welve 2wenty1. A bike-share station sits right outside the doors and Haring says food trucks also have a regular spot.
The Can Plant Apartments
There's always something new brewing at the Pearl...and at the Can Plant Apartments it's doubly true. Property manager, Kim Knight, said, "I think people really like the atmosphere. And since it's so new to San Antonio, they're just jumping right into it."
Well, yeah. The Can Plan Apartments sit on the banks of the San Antonio River, nestled right in there with the Culinary Institute of America, a bevy of eateries (including newly opened Granary), one-of-a-kind shops like Melissa Guerra and Leighhelena, and the ever-expanding and diverse Saturday farmers market.
With a price range of $954 to $2,335 a month, the Can Plant has 293 units with 74 different floor plans at 4 different buildings. Designers try to keep with the brewery theme, especially in the lobby club house where you'll find newly reupholstered old Brewhaus chairs. Some units feature granite counter tops; some have AC in interior hallways, others are open air. Apartments on the ground floor have concrete floors, others on the second through fourth floor have faux hardwood laminate. Love the pocket doors here. Building and parking garage access are by fob.
There's a broad range of clientele at the Can Plant Apartments, including a lot of empty-nesters, according to Knight. She's lived there since October. "People like the sense of community to go get a bite to eat or go bike on the River Walk," Knight said.
Another perk: The Pearl Red Card gives residents free and discounted specials at nearby shops and restaurants. Knight's personal favorite: Ig Sogno Osteria.
The Can Plant is 59 percent leased.
Dust has barely cleared, but it's plain to see that 1800 Broadway is right where the action is - or at least, will be. It's a hip spot across the street from the Pearl and across Grayson from top-notch Bakery Lorraine. The 230 units range from studios starting at $945 to townhomes from $2,819 to $3,796.
Management says residents will find a state-of-the-art fitness center, three courtyards, "livable outdoor spaces and "The Cave." Outfitted with a multiple flat-screen TVs and an onyx bar, the indoor-outdoor Cave has "party" written all over it.
When you're moving on up, you're moving to The Broadway. San Antonio's premium high-rise at 4242 Broadway and Hildebrand is strictly for purchase and strictly for homeowners with a sophisticated portfolio. After you close your mouth, your next few words are "Holy cow!"
The amazing, practically wrap-around panoramic views of the city skyline are unmatched, is my guess. That's probably why prices at The Broadway, which opened about two years ago, start in the upper $300,00s and top off at several million. These high-rise homes go from 1,262 square feet to 3,000 square feet, but they feel at least twice that spacious.

Krista Alwine, sales associate at The Broadway, says residents are an extremely diverse group. Amenities, besides an outstanding pool, include 24-hour concierge, valet service, underground parking by fob, a wellness studio, separate fitness center and a pet park.
