"House Whisperer" helps sell Austin homes

Selling a high dollar home is a real challenge in today's slowing economy. Yet a local realtor has developed a special talent for marketing luxury homes. It's earned him the nickname "House Whisperer".
A home in Westlake Hills has only been on the market for a week, but already it has had eight showings and one offer to buy.
Stan Barron is being credited with the quick results. He has earned a reputation for picking out a home's features that might otherwise go unnoticed.
"You get this incredible rainforest kind of feel," said Barron as he walked into a backyard.
With its lush and very private backyard, Barron nicknamed it the "Rainforest" house. It's a creative description that he says is better than simply listing the number of bedrooms and baths. Barron's marketing strategy also includes running full page ads for each house, as opposed to multiple listings on one page.
"I run a full page for each house because it just gets more attention," said Barron.
It's a strategy that worked when former Austin Mayor Lee Cooke sold his home.
"Well I think it was a corner lot. It was a one story home. It was a unique bungalow and Stan came in and related that to the environment and it sold in 1 day for cash," said Cooke.
Homeowner Kateva Rossi said Barron sees unique features in each home. She's not surprised his successful marketing strategy has earned him the nickname, the "House Whisperer".
"I think the thing that he does is he whispers to the house, but he listens when the house whispers back and that's the thing that's important to find the good feel, the wonderful thing about the house that makes it special," said Rossi.
"I'm looking for some emotional connection so that the buyers can match themselves to the right house," said Barron.
He specializes in high end homes starting in the half a million dollar price range.
